Why Hillside Properties Around Seattle Need Different Drainage Solutions

Living on a hillside can come with great views, but it can also create drainage problems that homeowners on flatter lots rarely encounter. Water doesn’t always fall on a hillside property and simply run downhill. It can move across the surface, soak into the soil, travel underground, collect behind retaining walls, and even enter a property from land farther uphill.

We’ve inspected thousands of homes throughout Western Washington, including properties built on steep and uneven terrain. One thing we’ve learned is that hillside drainage problems have to be evaluated as part of the larger property. Fixing the puddle at the bottom of the hill may not solve much if we don’t understand where that water is coming from in the first place.

Water Is Coming From More Than Your Roof

On a relatively flat property, we often start by looking at roof runoff, gutters, downspouts, and grading. Those things still matter on a hillside, but there’s another part of the equation. Water can arrive from uphill. During prolonged Western Washington rain, runoff may travel across neighboring properties, landscaped areas, driveways, and slopes before reaching your home. Water can also infiltrate the ground higher on the slope and move through the soil toward lower elevations.

That means a wet area beside your foundation may not be caused by water falling directly beside the house. The source could be much farther uphill. This is why understanding the overall terrain is one of the first steps in diagnosing hillside drainage problems.

Surface Runoff Can Gain Speed on a Slope

Gravity naturally moves water toward lower elevations, and steeper slopes can concentrate runoff into surprisingly small areas. We look for channels in landscaping, washed-out mulch, exposed soil, sediment deposits, and low areas where runoff repeatedly follows the same path. These are often clues that water is moving across the property faster than the soil can absorb it.

Over time, concentrated runoff can cause erosion, wash soil away from landscaping, create standing water at the bottom of a slope, or direct water toward a foundation or crawl space. The goal isn’t always to stop water from moving downhill. That’s often impossible. The goal is to control where it moves and where it eventually goes.

Some Hillside Water Moves Underground

Surface water is only part of what we consider during a hillside drainage inspection. Western Washington soils can remain wet for long periods during the rainy season. As rain infiltrates higher ground, water may move through more permeable layers of soil until it encounters material that slows its movement. It can then travel laterally through the slope and appear farther downhill.

Homeowners sometimes describe this as water that seems to “come out of the hill.” They may see a persistently wet section of lawn, water near a retaining wall, or moisture around the foundation even when there isn’t an obvious surface source directly above it. A surface drain won’t necessarily solve that kind of problem. We first need to determine whether we’re dealing primarily with surface runoff, subsurface water, or both.

Retaining Walls Change How Water Moves

Retaining walls are common on sloped properties around Seattle because they create usable yards, driveways, patios, and building areas. They also change the natural movement of water. Soil behind a retaining wall can become saturated if water doesn’t have an effective way to escape. As those conditions develop, the wall isn’t only retaining soil. It may also be dealing with additional pressure associated with water accumulating behind it.

During a drainage inspection, we look at what is happening above and below the wall. We want to know where runoff is coming from, whether drainage exists behind the wall, where that drainage discharges, and whether there are signs of erosion or persistent saturation. Cracking, leaning, bulging, or water constantly appearing at the base of a retaining wall can all justify a closer evaluation.

Downhill Homes Can Receive Water From Multiple Properties

One of the more frustrating situations for homeowners is having a drainage problem that doesn’t appear to originate on their property. If your house sits downhill from neighboring homes, streets, driveways, or developed land, the surrounding terrain can influence how water reaches your lot. Changes uphill can also alter drainage patterns over time. New landscaping, hardscaping, additions, and other changes can affect where runoff travels.

We’ve seen properties where the homeowner focused on one wet area beside the house when the more useful question was what was happening 30, 50, or even 100 feet uphill. That broader view matters on sloped lots. Drainage rarely respects property features simply because that’s where a fence or landscaping bed happens to be.

Hillside Drainage Isn't Always a French Drain

French drains are useful for certain drainage problems, but we don’t assume every wet hillside needs one. Depending on how water is reaching the property, the solution could involve surface drains, catch basins, French drains, downspout drainage, grading improvements, swales, dispersion or infiltration systems, or improvements to an existing drainage system. Some properties need more than one method because they’re dealing with several types of water at once.

For example, a catch basin may help collect concentrated surface runoff, while a properly designed subsurface drainage system addresses water moving through the soil. Roof runoff may need its own controlled path to an appropriate discharge or infiltration location. Choosing the system before understanding the water is one of the easiest ways to end up with a drainage project that doesn’t solve the original problem.

Erosion Is a Sign We Pay Attention To

Erosion can tell us where water has been traveling even when we inspect a property on a dry day. Bare soil, small channels through landscaping, exposed roots, washed-out areas beside retaining walls, and sediment at the bottom of a slope all provide clues. We also look around downspout outlets and drainage discharge locations because a system that moves water successfully can still create a new problem if it releases that water in the wrong place.

On a hillside, controlling the discharge is especially important. Sending a large amount of collected water onto an unstable slope or toward a downhill structure isn’t a complete drainage solution.

What We Look for During a Hillside Drainage Inspection

When we inspect a sloped property, we usually start uphill and work our way down. We look at the roof, gutters, downspouts, grading, hard surfaces, retaining walls, existing drains, low areas, erosion patterns, and the final locations where collected water is supposed to go.

We also pay attention to what the property is telling us. A soggy area halfway down a hill can suggest something different from water flowing across the lawn during a storm. A retaining wall that stays wet for days after the rain stops gives us another clue.

After inspecting thousands of Western Washington homes, we’ve found that these patterns often make more sense when you stop looking at each puddle as an individual problem and start looking at the property as one connected drainage system.

The Right Drainage Solution Starts With Following the Water

Hillside properties around Seattle present different drainage challenges because gravity, prolonged rainfall, saturated soil, retaining walls, and neighboring elevations can all affect where water travels.
