What We Look For During Every Drainage Inspection

Many homeowners think a drainage inspection starts with the puddle in the yard or the water in the basement. That’s usually the last thing we look at.

We’ve inspected thousands of homes throughout Western Washington. One thing we’ve learned is that water almost always leaves clues before it causes a noticeable problem. The key is understanding how water moves across a property, where it’s being collected, and whether it’s being directed safely away from the home.

Every property is different, but there are several things we evaluate during every drainage inspection to identify the cause of the problem and recommend the right long-term solution.

We Start by Looking at the Grading

One of the first things we evaluate is the slope of the property.

Rainwater should naturally flow away from the home. Over time, however, soil settles, landscaping changes, patios are added, and flower beds are built. Those changes can gradually create low areas that direct water back toward the foundation instead of away from it.

Throughout Western Washington, where rain is common for much of the year, even a slight grading issue can allow water to collect around the home. We look for areas where water may be pooling, signs of erosion, and whether the property’s grading is helping or hurting drainage.

Next We Check the Gutters

Your roof collects a lot of water during a typical Pacific Northwest rainstorm, and your gutters are responsible for moving that water safely away from the house. During an inspection, we look for clogged gutters, overflowing sections, loose gutters, and signs that water has been running behind the gutter instead of through it. Overflow stains, damaged fascia boards, and erosion below the roofline often tell us that rainwater isn’t being managed properly.

While gutters may seem like a simple maintenance item, they play an important role in protecting your foundation, crawl space, and landscaping.

We Follow the Downspouts

After looking at the gutters, we follow the downspouts to see where all that roof water ends up. One of the most common problems we find is downspouts that discharge only a few feet from the foundation. During heavy or prolonged rainfall, that repeated discharge can saturate the soil surrounding the home and contribute to standing water, crawl space moisture, or basement leaks.

We also inspect underground downspout drains when they’re present. Over time, these lines can become clogged, crushed, or disconnected, allowing water to back up or discharge where it isn’t intended.

We Look for Standing Water

Standing water tells us a great deal about how a property handles rainfall. After thousands of inspections throughout Western Washington, we’ve found that wet areas rarely develop by accident. They often indicate poor grading, compacted soil, clogged drainage systems, or areas where water has no clear path to leave the property.

Some homeowners only notice these problems after a major storm, while others have sections of their yard that remain wet for weeks during the rainy season. Identifying why water is collecting is one of the most important parts of a drainage inspection.

We Evaluate Retaining Walls

Retaining walls do more than hold back soil. They also play a major role in managing water, especially on sloped properties. During an inspection, we look for signs that water is building up behind the wall, including leaning, cracking, bulging, or areas where drainage outlets aren’t functioning properly. In many cases, the visible movement isn’t the original problem. It’s the result of water pressure that has been building behind the wall over time.

We’ve found that correcting drainage issues early can often help extend the life of a retaining wall and prevent more significant structural problems.

We Identify Where Water Leaves the Property

Every drainage system needs a place for water to go. Whether it’s a storm drain, a drainage swale, a dispersion trench, a catch basin, or another approved discharge location, we evaluate whether water is actually reaching its intended destination.

It’s common to find drainage systems that collect water effectively but don’t discharge it efficiently because of clogged pipes, damaged drain lines, or improper installation. Water that can’t leave the property eventually finds another path, and that path often leads back toward the home.

Understanding the entire drainage path is just as important as identifying where the water begins.

Every Property Handles Water Differently

Some properties always seem to have soggy areas that remain wet weeks after everyone else’s yard has dried out. In many cases, these low spots develop because the yard doesn’t have a defined path for water to leave the property. Compacted soil, poor grading, blocked drainage, or naturally low elevations can all contribute to standing water.

Besides making the yard difficult to use, these wet areas often become a source of excess moisture that affects nearby crawl spaces, foundations, landscaping, and retaining walls.

Every Property Handles Water Differently

One thing we’ve learned after inspecting thousands of homes throughout Western Washington is that no two drainage inspections are exactly alike. We’ve evaluated neighboring homes where one property remained completely dry while the house next door struggled with standing water throughout the winter. Differences in grading, soil composition, lot elevation, landscaping, and previous drainage improvements can completely change how water behaves.

That’s why we don’t believe in recommending the same solution for every property. Understanding how water moves across your specific lot is the first step toward solving the problem.

Solving the Cause Instead of the Symptoms

Standing water, wet crawl spaces, basement leaks, and soggy lawns are all symptoms of a drainage problem, but they don’t tell the whole story. Our goal during every inspection is to identify why water is collecting, how it’s moving across the property, and what improvements will provide the best long-term protection. Sometimes the solution involves grading improvements. Other times it may include downspout extensions, drainage system repairs, French drains, catch basins, or other drainage improvements.
